Cubed Property Advisors Limited are the lead consultant on behalf of Howarth Brothers in the formation of a new commercial vehicle MOT bay for VOSA, (Vehicle and Operator Services Agency) commercial vehicles systems.

The bay will be formed within the existing unit 6 on the Moss Lane Industrial Estate, Royton. The £200,000 plus scheme will see the existing and tired asbestos cement fibre roof taken off and the existing roof structure including the steel trusses, raised.
The works to raise the roof will require the existing steel angle framed trusses being craned to the ground where they will be fitted with a steel node or column sections fixed to the truss node. The trusses then being craned back into position will sit a metre higher than the original. The new roof will be re-clad in modern sheet steel roofing systems and trims.
The works will also include the re-cladding of the walls and gables where the roof is raised. The bay doors will be widened and additional access doors installed.
VOSA require specific requirements with regards to office, customer waiting and booking in areas and these will also be formed.
The commercial vehicle bay will initially have two test lanes together with brake and headlamp testers and inspection pits.
The site have been designed so that commercial vehicles roll in and out in a single direct, no turning or manoeuvring is required.
There is space within the scheme to increase capacity for further testing and repair bays which would come on line at the clients future request.
The scheme is being run under a Joint Contracts Tribunal Minor Works Building Contract.
The scheme has been passed by Oldham Council planning departments and the approved inspector Ball and Berry are acting as the approved building control authority.
